Land - can a foreigner build
A foreigner can be the owner of a building, but as a rule cannot buy land outright. The plot is therefore secured in one of two proven ways:
- Leasehold - a long-term lease of the land (usually 30 years with an option to renew), registered on the title.
- A Thai company - the land is acquired by a company with the appropriate structure, run in accordance with the law.

How much building costs - indicative ranges
Construction costs depend on the standard, the design and the location. On Phuket, as a guide:
- Good standard: around 25,000-35,000 THB / m2
- Premium standard (architecture, finishing, pool): 40,000 THB / m2 and up
- Pool: an additional 600,000-1,500,000 THB, depending on size
A house of 200 m2 to a good standard is roughly 8-15 million THB for the build alone - plus the cost of the plot (leasehold/company), the design, permits and supervision. A beachside location can push the land price up sharply.
The process and formalities
The typical path is: selecting and securing the plot, the design and building permit, the contract with the builder (ideally with a schedule and payment milestones), construction under supervision and the handover inspections. Build or buy a ready villa?
For most foreign buyers, a ready villa from a developer is the safer option: the price is predictable, the quality is visible from the outset, and the property is ready to live in or to rent without construction risk. Building gives you full control over the design and can be cheaper per m2, but it requires your presence, trusted contractors and a greater tolerance for risk.
