It is worth distinguishing a penthouse from the so-called sky villa or duplex penthouse, which span two floors connected by an internal staircase. Both terms operate in the same price segment and are often used interchangeably by developers.

Second, the climate - for most of the year the temperature allows you to use the terrace and pool at practically any time of day or night. Where to look for a penthouse for sale - locations in Phuket

Not every location in Phuket has buildings tall enough to speak of a true penthouse with an open sea view. Towers of 7 or more floors are concentrated above all in a few districts.

Bangtao and Laguna: a dynamically developing area in the north-west of the island, with extensive tourist and residential infrastructure. Towers built close to the beach offer penthouses with views over the lagoon and sea - for buyers who value active social life and proximity to restaurants.

Surin and Kamala: Surin is regarded as one of the most exclusive locations in Phuket - home to luxury hotels and boutique condo developments with a limited number of units. A penthouse in Surin is often the only unit on its floor, with a terrace running around the entire building. Kamala, directly to the south, offers similar prices and less intense tourist traffic, which is why buyers seeking peace and quiet are happy to choose units here. Patong: Phuket's entertainment hub - the most tourists and the highest short-term rental turnover. Towers in Patong's beachfront zone offer penthouses with views over Patong Bay. Freehold ownership - how a foreigner buys a penthouse in Phuket

As a rule, foreigners cannot buy a plot of land in Thailand on full ownership. The exception is units in a registered condominium (Condominium Act B.E. 2522): a foreign person may own an apartment on full freehold title (the so-called Chanote), provided that the total foreign share in the building does not exceed 49% of the floor area of the units.

A penthouse, being one of the units in a condo building, is subject to the same rules. For the buyer the procedure is as follows:

Freehold is permanent ownership with no time limit - in contrast to the leasehold structure (a 30-year lease with an extension option), which is also found on the market. Prices - a penthouse for sale in Phuket in the premium segment

By definition, a penthouse is one of the most expensive units in a project - and this is not just about the larger floor area. Developers price the penthouse as an exclusive product, adding a so-called premium for the view and for its uniqueness. In practice this means that the price per square metre of a penthouse is higher than the project average - sometimes by 20-40%.
