The best premium locations in Phuket
Not every part of the island offers land for luxury-class development. The premium market is geographically concentrated - below is an overview of the districts that define this segment.

- Kamala - a peaceful, slightly elevated stretch of the west coast between Patong and Surin. Increasingly chosen by affluent Europeans seeking quiet by the sea. Both apartments with a view and hillside villas are available.
- Layan - the northern part of Bangtao bay, one of the most intimate locations in Phuket. Directly adjoining a forest reserve and Layan beach - barely touristed even at peak season. Ideal for buyers who value privacy above all else.
- Bangtao and Laguna Phuket - a 7-kilometre beach and the extensive Laguna complex with the Banyan Tree, Angsana and Cassia hotel chains. Ready-made infrastructure: international schools, golf courses, Boat Avenue and Porto de Phuket. The luxury segment here is represented above all by villas and penthouses with a view of the lagoon or the sea.
- Hillsides with sea views - a broad category covering projects on the ridges above Surin, Kamala, Layan and Patong Hills. Some of them offer a 180-degree panorama of the Andaman Sea with a visible horizon. The distance from the beach is offset here by a spectacular view and greater privacy.
Villas vs. premium apartments and penthouses
The choice between a premium-class villa and an apartment is largely a matter of lifestyle and ownership structure. Both segments have advantages and limitations worth understanding before making a decision.
Exclusive villas in Phuket are detached properties or units in small gated complexes (from 4 to 20 units). A typical premium villa has a private infinity pool, a garden with tropical vegetation, at least 3-4 bedrooms with en-suite bathrooms and a floor area from 250 to over 600 m². Because of Thai law on land ownership, foreigners most often acquire villas through a leasehold structure (a 30-year lease with the right to renew) or via a Thai limited liability company. These are accepted and common solutions on the market - but they require solid legal documentation.
Penthouses and premium apartments are a segment that is especially attractive to buyers seeking outright title. Thai law allows foreigners to acquire a unit in a multi-family building on a freehold basis - full ownership for an unlimited period - provided their share does not exceed 49% of the building's floor area (the so-called foreign quota). Penthouses in premium projects offer private pools on the terraces, spacious living rooms with panoramic glazing and a sea view, private lifts and floor areas of up to 400-600 m².

Concierge and property management - higher-class projects offer a 24-hour reception, a concierge service coordinating airport transfers, restaurant reservations and the organisation of activities, as well as comprehensive rental management programmes with a guaranteed return or a transparent pooling programme. For non-resident buyers who want to generate rental income while away, this is essential infrastructure.
Spa, fitness and wellness area - boutique projects in the premium segment have at least a fitness area with professional equipment. More extensive projects offer treatment rooms, saunas, a steam room and massage services on demand. The Laguna Phuket complexes integrate the hotel chain's own spa into the offering for residents.
This is usually rounded out by a fenced and monitored perimeter, access controlled by card or biometrics, private parking spaces and fast internet connections with redundancy.
Prices of exclusive property in Phuket - indicative ranges
The luxury segment begins where the mass projects end - the lower threshold of the premium market is taken to be around 10-15 million THB for an apartment and 20-30 million THB for a villa. In reality the most sought-after addresses, such as villas with a sea view in Surin or Layan, are priced many times above these levels.
- Premium apartments and penthouses - 10-60+ million THB, depending on location, floor, view and floor area. Penthouses with a private rooftop pool on the front line of a west-coast beach command the highest rates.
- Boutique villas (3-4 bedrooms) - 20-80 million THB. Prices above 50 million THB usually apply to villas with an exceptional sea view, a large plot and the highest standard of finish.
- Ultra-premium - architectural residences in the most prestigious locations, priced above 100 million THB, traded occasionally on the secondary market and rarely appearing in open sale.
The price is driven above all by: the sea view (a premium of around 15-30% for the same floor area compared with a view of the hills or the pool), the degree of privacy (a detached villa vs. a villa development), the sale stage (pre-sale gives a lower price), and the reputation of the developer and managing operator.
