The luxury property segment in Phuket plays by its own rules - here what counts is the view of the Andaman Sea, privacy, uncompromising finishes and access to infrastructure on a par with the world's five-star resorts. If you are considering buying an exclusive villa or apartment in Phuket, this article explains what you can expect, where to look and what it costs.

What luxury in Phuket means - location, view, standard, privacy

Phuket has built its reputation as one of the most sought-after property markets in Southeast Asia. The premium segment, however, is about more than a high price per square metre. True luxury on this island is expressed through four pillars that together create an experience impossible to fake.

Location - luxury property in Phuket is concentrated on the west coast of the island, where three things run in parallel: quiet white-sand bays, hillsides cloaked in tropical vegetation and well-developed premium infrastructure. The distance to the beach is measured in steps, not minutes by car.

View - the panorama of the Andaman Sea from the hills above Surin, Kamala or Layan is one of the most prized assets on the market. The sunsets over this sea are among the most beautiful in the world - and that view is built into the price of any property with a westerly or southwesterly aspect.

Standard of finish - premium projects are marked by the use of imported materials such as Italian marble, teak wood and structural glass, combined with smart-home systems, zoned air conditioning and a fully equipped premium kitchen. Top-tier developers engage design studios from Europe or Singapore.

Privacy - unlike mass tourist projects, exclusive villas in Phuket offer their own perimeter fence, a private infinity pool, a garden and a private driveway. Boutique complexes number a handful to a dozen-odd units, not several hundred.

The best premium locations in Phuket

Not every part of the island offers land for luxury-class development. The premium market is geographically concentrated - below is an overview of the districts that define this segment.

Villas vs. premium apartments and penthouses

The choice between a premium-class villa and an apartment is largely a matter of lifestyle and ownership structure. Both segments have advantages and limitations worth understanding before making a decision.

Exclusive villas in Phuket are detached properties or units in small gated complexes (from 4 to 20 units). A typical premium villa has a private infinity pool, a garden with tropical vegetation, at least 3-4 bedrooms with en-suite bathrooms and a floor area from 250 to over 600 m². Because of Thai law on land ownership, foreigners most often acquire villas through a leasehold structure (a 30-year lease with the right to renew) or via a Thai limited liability company. These are accepted and common solutions on the market - but they require solid legal documentation.

Penthouses and premium apartments are a segment that is especially attractive to buyers seeking outright title. Thai law allows foreigners to acquire a unit in a multi-family building on a freehold basis - full ownership for an unlimited period - provided their share does not exceed 49% of the building's floor area (the so-called foreign quota). Penthouses in premium projects offer private pools on the terraces, spacious living rooms with panoramic glazing and a sea view, private lifts and floor areas of up to 400-600 m².

You will find a full overview of current listings - both villas and premium apartments - on the page with all Twins Real Estate listings.

In brief - the luxury segment in Phuket
  • Premium locations - Surin, Kamala, Layan, Bangtao/Laguna and the hillsides with Andaman Sea views
  • Freehold for apartments - a foreigner can acquire a unit on full freehold ownership within the 49% building limit
  • Leasehold or a company for villas - standard structures for buying land; safe with the right legal documentation
  • 0% commission for the buyer - the agent's fee is paid by the developer; the price is identical to buying direct
  • Dedicated service - from the first contact, through due diligence, to registering the property at the Thai Land Department

Amenities in luxury property in Phuket - pool, concierge, spa

The premium segment is defined not only by floor area and finish, but above all by the range of services and infrastructure available to residents. As a class-A tourist destination, Phuket has accustomed both developers and buyers to a demanding standard.

A pool is the absolute minimum - a private infinity pool in a villa or large shared pools (sometimes dozens of metres long) in apartment projects, complemented by separate children's pools and a jacuzzi area. View pools on the top floors with a sea panorama are an iconic feature of Phuket's premium apartments.

Concierge and property management - higher-class projects offer a 24-hour reception, a concierge service coordinating airport transfers, restaurant reservations and the organisation of activities, as well as comprehensive rental management programmes with a guaranteed return or a transparent pooling programme. For non-resident buyers who want to generate rental income while away, this is essential infrastructure.

Spa, fitness and wellness area - boutique projects in the premium segment have at least a fitness area with professional equipment. More extensive projects offer treatment rooms, saunas, a steam room and massage services on demand. The Laguna Phuket complexes integrate the hotel chain's own spa into the offering for residents.

This is usually rounded out by a fenced and monitored perimeter, access controlled by card or biometrics, private parking spaces and fast internet connections with redundancy.

Prices of exclusive property in Phuket - indicative ranges

The luxury segment begins where the mass projects end - the lower threshold of the premium market is taken to be around 10-15 million THB for an apartment and 20-30 million THB for a villa. In reality the most sought-after addresses, such as villas with a sea view in Surin or Layan, are priced many times above these levels.

The price is driven above all by: the sea view (a premium of around 15-30% for the same floor area compared with a view of the hills or the pool), the degree of privacy (a detached villa vs. a villa development), the sale stage (pre-sale gives a lower price), and the reputation of the developer and managing operator. Discreet, dedicated service - buying luxury property in Phuket

A transaction in the premium segment calls for partners you can trust - both in terms of market knowledge and discretion. Twins Real Estate is a European agency operating directly in Phuket, specialising in the higher segment.

We serve buyers comprehensively: a selection of projects matched to the client's criteria, the organisation of on-site visits with a full property-viewing programme, verification of the developer's documentation (contracts, titles, building permits), coordination with a Thai property lawyer and support in finalising the transaction at the Land Office. On request we also provide contacts with trusted tax advisers who serve foreign clients holding assets in Thailand.

The buyer pays no commission - our fee comes from the developer, which is the standard on the Thai property market. The property price is identical to buying directly from the developer. We invite you to browse our current listings or get in touch to discuss your search criteria.

All prices are indicative and expressed in Thai baht (THB) based on primary- and secondary-market offers available in mid-2026; they do not constitute an offer within the meaning of the law. The THB exchange rate against your home currency changes - always convert at the current rate on the day of the transaction.
